Fall Is the Perfect Time to “Harden” Your Home

We’ve weathered another hurricane season in the Tampa Bay area. It’s always a relief when we escape major damage. But even though hurricane season is over, home disasters can happen at any time. For instance, home fires increase and are more severe during the winter holiday season. Flooding, fires, wind, and water damage are also possible at any time of year.

Before you get too comfortable, in addition to making sure your Florida homeowners insurance is up to date, why not take some time to strengthen (or “harden”) your home against the most common perils of wind, water, and fire? Of course, homeowners insurance is there to help you recover from disaster, but there are things you can do to lessen the extent of the damage. When we talk about “hardening your home,” we’re referring to ways to improve your home that make it less likely to be severely damaged by a peril such as wind, water, or fire.

Now that you likely don’t have to worry about an impending hurricane, you can take your time to shop for the best prices for any home improvements you make. Some home improvements may even save you money on your homeowners insurance!

Water

Water damage is one of the most common homeowners claims, and is very costly to repair. To be covered, water damage must be “sudden and accidental”—such as a burst pipe or overflowing appliance. It can’t be due to lack of maintenance. Make sure you regularly inspect and maintain appliances and plumbing.

One great way to protect your home from water damage is to install a leak detector. By alerting you to a leak, leak detectors can keep a minor problem from becoming a major one. Some can even shut off water to your home.

What about flood damage? Coverage for flooding is not included in a standard homeowners insurance policy. You’ll need a separate flood policy if you need flood coverage. Click here for a flood insurance quote.

Wind

Strong winds, not just hurricanes, can damage your roof or send debris flying into your windows. Install wind mitigation features such as storm-resistant shutters, hurricane clips, and impact-resistant windows and doors. Keep trees trimmed and make sure limbs aren’t hanging over your roof or screen enclosure.

Florida homeowners take note: Certain items used to harden your home against hurricanes—impact-resistant windows, doors and garage doors—are exempt from sales tax until June 30, 2024.

What else can you do?

We realize some of these home hardening ideas require professional installation or may be too expensive for some of our clients. There are still ways you can help protect your home. Make sure your smoke detectors are working and have fresh batteries. Install items like deadbolt locks, surge protectors, and gutter guards. Install an alarm system. If your smoke detectors and alarm system are monitored, you may be able to get a small discount on your homeowners insurance.

Help Prevent Homeowners Disasters With This Spring Maintenance Checklist

There are always plenty of things to do to maintain your Florida home—and spring is the perfect time to cross a few items off that home maintenance list. While there are many more than we’ve listed here, these spring home maintenance tasks will help you protect your home and family from two of the worst perils a homeowner can face: home fires and water damage.

Fire protection

Home fires are every homeowner’s nightmare. Once a fire starts, you may have as little as two minutes to escape. That’s why it’s so important to do everything you can to prevent fires and make sure you’ll be alerted immediately if a fire starts.   • Test smoke alarms and replace batteries. According to the National Fire Protection Association, approximately three out of five fire deaths occur in homes with no smoke alarms or no working smoke alarms. Test smoke alarms monthly, and replace batteries at least once a year. Replace smoke alarms when they reach 10 years old.
  • Check fire extinguishers and replace if out of date. And make sure you know how to use them!
  • Clean dryer vent ductwork. You should clean your lint filter after every load, but it’s also important to have dryer hoses and vents cleaned on a regular basis to prevent lint fires.
  • Test GFCI outlets. These outlets prevent electrical shock, and can also help to prevent electrical fires.
  • Inspect and clean refrigerator coils. In addition to helping to prevent fire, cleaning coils can help your refrigerator run more efficiently.

Prevent water damage

Water damage is extremely expensive to repair, and depending on the cause, may not be covered by homeowners insurance. Proper home maintenance is the best way to avoid water damage. Take these precautions to help prevent water intrusion or damage to your home.

  • Clean gutters and downspouts. Leaves and other debris can clog them and allow water to run down your home’s exterior and pool at its foundation where it can seep in through any existing cracks. Make sure downspouts direct water away from your home.
  • Check your foundation for drainage problems or water damage and make necessary repairs.
  • Repair any leaks or other damage to your roof.
  • Check plumbing for leaks, especially around toilet bases and under sinks. Consider installing a leak detector device.
  • Inspect exterior doors and windows for leaks. Caulk or apply weatherstripping to make a tight seal to reduce water intrusion.
  • Check appliance hoses (washing machine, dishwasher, icemaker) for damage or leaks.

And while this isn’t a maintenance issue, make sure you know where the main water shutoff is to your home so you can quickly turn off the water in case of a leak or burst pipe.

Show Your Home Some Love With These Maintenance Tasks

Valentine’s Day is quickly approaching and love is in the air! Once you’ve taken care of your significant other, why not show your home some love? Maintaining your home can save you money, hassles—and maybe even a homeowners insurance claim!

You don’t have to do a major remodel to improve your home. Here are a few areas where a little loving attention will do the most good.

First, see your home with fresh eyes. Walk through your entire home, noting areas of wear, safety issues, and so on. Don’t forget your attic, deck, patio, porch, or lanai. Take pen and paper, and jot down any areas that need attention.

For instance, are there signs of leaks, such as discoloration on walls, floors, or ceilings? What about around toilets, tubs, and sinks? Is a faucet dripping or a toilet running?

Even minor leaks can do major damaged, and unlike a sudden accident, such as a burst pipe, gradual damage caused by neglected maintenance is not covered under homeowners insurance policies.

Check Fire Safety Items

Check and replace fire safety items. Change batteries in smoke detectors, and every 10 years, replace the smoke detectors themselves.

Fire extinguishers should be checked monthly. Click here for instructions on how to properly inspect your fire extinguisher. (And remember, only use a fire extinguisher on a small, contained fire. In many cases, it’s more important for everyone to get out of the house and let the fire department handle a fire.)

Drains and Pipes

Keep drains and pipes clear. If water drains slowly from sinks or tubs, try using vinegar and baking soda, or commercial drain cleaner, to get things moving again. Don’t put things down the kitchen sink unless it’s equipped with a garbage disposal. In the bathroom, use traps in drains to keep hair from clogging the plumbing, and don’t use flushable wipes as these also cause plumbing backups.

Air Conditioning

Maintain your HVAC system. Replace air filters on an appropriate schedule, and have the unit cleaned and serviced according to manufacturer’s directions. These tasks improve air quality and help your unit operate more efficiently, as well as lessen the chance of a breakdown when it’s 90 degrees outside!

Check Large Appliances

Inspect and clean large appliances. This includes cleaning the dishwasher, which can become clogged with food particles or soap residue, resulting in dirtier dishes or even a breakdown. If your dishwasher has a filter, take it out and clean it. Run some white vinegar through a wash cycle, or use a commercial dishwasher cleaner.

Check dishwasher and washing machine hoses and replace if they’re cracked or worn.

Clean refrigerator coils.

Empty the dryer lint trap after every load, and periodically clean dryer exhaust vents in order to prevent fire.

Review Home Insurance Coverage

Review and update your insurance coverage if necessary. Are you receiving all available discounts? Have you made home improvements that have added value to your home? Did you replace your roof?
